Floors fail slowly, then all at once.
We restore and maintain commercial floors across South East Queensland — strip and seal on vinyl, scrub and burnish on tile, grout restoration, timber and epoxy care, and carpet hot-water extraction or encapsulation. Work runs on a set cycle timed around your trading hours, so floors never reach the point where replacement is the only option.
Every surface type, treated the way its manufacturer intended.
Vinyl strip and seal
Old polish stripped back to substrate, floor neutralised, then four to six coats of commercial sealer laid and cured before traffic returns.
Scrub and burnish
Interim maintenance that lifts scuffing and restores gloss between full strips — a fraction of the cost and no closure required.
Tile and grout restoration
High-pressure hot-water extraction on tile, grout scrubbed and colour-restored, then sealed so it stops absorbing traffic soil.
Carpet hot-water extraction
Pre-spray, agitation and truck-mount or portable extraction, with spot and traffic-lane treatment and protective post-treatment on request.
Encapsulation
Low-moisture interim carpet cleaning that dries within the hour — the option for offices and centres that cannot close.
Timber, epoxy and safety floors
pH-correct products matched to the finish, anti-slip ratings maintained, and no wax on surfaces that were never meant to carry it.
A cycle, not a rescue mission.
Floors are the single biggest capital item a cleaning contract can protect or destroy. We survey each surface type, set a frequency that matches its traffic, and hold the cycle — instead of waiting until a strip and seal has become a re-lay quote.
Surface audit
Every floor type measured, its finish identified and its current condition photographed and graded.
Cycle plan
Frequencies set per area — entries and corridors more often than back-of-house — and costed for the full year.
Booked windows
Curing work placed on weekends or shutdowns; interim work fits inside the normal after-hours shift.
Condition reporting
Photographed condition report after each major treatment, so you can see the asset holding its value.
How often should vinyl floors be stripped and sealed?
Commercial vinyl usually needs a full strip and seal every 12 to 24 months, with scrub-and-recoat every three to six months in between. High-traffic entries and corridors sit at the short end of both ranges.
How much does commercial carpet cleaning cost?
Hot-water extraction in South East Queensland typically runs $3.50 to $6.50 per square metre depending on soil level, furniture moving and access. Encapsulation for interim maintenance is cheaper and dries faster, which suits offices that cannot close.
Will the floor be usable the next morning?
Yes for scrub-and-buff and encapsulation. A full strip and seal needs cure time, so it is booked over a weekend or a shutdown, with the area returned to full traffic before staff return.
Can you save a floor that's already gone?
Often. Discoloured grout, hazed vinyl and traffic-lane carpet usually respond to restoration. We'll tell you honestly on the site walk if replacement is the better spend.
