Most clients start with a recurring nightly contract and add the periodic work onto the same schedule, so it arrives as one monthly figure rather than four separate contractors and four separate invoices.

What is the difference between commercial cleaning and janitorial services?
Commercial cleaning is the umbrella term for all contracted cleaning of a business premises. Janitorial services usually refers to the recurring day-to-day part of it — nightly vacuuming, amenities, bins and surfaces. Periodic work such as strip and seal, window cleaning and carpet extraction sits outside a janitorial scope and is quoted separately or bundled into a maintenance program.
Which commercial cleaning services does a typical office need?
A standard office contract is nightly or alternate-night general cleaning, plus four periodic services on a yearly cycle: carpet hot-water extraction twice a year, internal and external glass quarterly, hard-floor scrub and buff quarterly, and a kitchen and amenity deep clean twice a year. Bundling those four into a maintenance program is typically 10 to 20 percent cheaper than calling them in individually.
Can all cleaning services go on one contract?
Yes. All eight of our services can run under a single contract with one scope document, one account manager and one monthly invoice. Periodic work is costed into an annual program and the total is spread evenly month to month, so there are no surprise invoices in the months a floor seal or a window clean falls due.

Do you provide one-off cleans or only ongoing contracts?
Both. Builders cleans, deep cleans, outbreak disinfection and end-of-lease cleans are frequently one-off. Office, retail and maintenance programs are ongoing contracts. Around a third of our one-off clients convert to a contract afterwards, and the one-off work is credited against the first month where they do.
