Handover-ready, on the date you promised.
We deliver rough cleans, sparkle cleans and final handover detail on construction and fitout projects across South East Queensland. White cards, site inductions, SWMS and public liability are supplied before the crew arrives, and the scope is priced against your drawings and program so the PC date holds.
Three stages, each scoped separately so nothing gets cleaned twice.
Rough clean
Debris and offcut removal, heavy dust suppression, waste segregation to site bins and a safe path cleared for finishing trades.
Sparkle clean
Full detail: glass and frames, tracks, tile haze, paint spots, joinery interiors and tops, fixtures, tapware and switchplates.
Final handover detail
Walk-through with the site manager, touch-up of anything marked during the defect walk, and floors left protected until keys change hands.
Glazing and frames
Internal and external glass de-labelled and scraped where required, sills and tracks vacuumed, silicone smears removed.
Floor preparation
Vinyl and timber cleaned and sealed, tiles acid-washed where specified, carpet extracted and protective film removed at the right stage.
Site compliance
Inductions completed, SWMS lodged, chemicals with SDS on site, and crews in full PPE from the first shift.
We work to your program, not a generic checklist.
Builders cleans go wrong when the clean is booked as one lump against a moving program. We split it by stage and tie each stage to a trigger in your program — so the sparkle clean doesn't get wasted under a trade that hasn't finished.
Drawings and program
We price off the floor plans and your dates, then confirm on a site walk. Glazing area and finish level drive the number.
Staged bookings
Rough, sparkle and handover booked against program triggers, with crew sizes set to hit each date.
Documented mobilisation
Inductions, white cards, SWMS and certificates of currency delivered to your site office before day one.
Defect walk and re-clean
We join the handover walk and re-clean flagged items the same day. Included, not variation-priced.
What is the difference between a rough clean and a sparkle clean?
A rough clean removes debris, offcuts and heavy dust once trades are largely finished, so finishing trades can work safely. A sparkle clean is the final detail before handover: glass, frames, fixtures, joinery interiors, tile haze and floors brought to defect-free condition.
How much does a builders clean cost per square metre?
In South East Queensland a two-stage builders clean typically runs $4 to $9 per square metre depending on finish level, glazing area and how much debris trades leave behind. Multi-level and heritage work sits higher. We quote fixed against drawings and a site walk.
Can you meet a PC date at short notice?
Yes. Crews can be mobilised within 24 hours where available, and we scale to double shifts or night work to hit practical completion. Inductions, white cards and SWMS are supplied before the crew arrives so there is no gate delay.
Do you handle the ongoing clean after handover?
Often, yes. Many clients roll straight from handover into a nightly commercial contract on the same site, which means the crew already knows the building.
